How it works
Three steps, all in one screen — click any of them to see it larger, then use the arrows for seven more screens. The live demo is the real app; try every part of it.
Every scheduled sale scored on spread, rent and the AI's read of the comps, so the strongest rise to the top.
Market value, court appraisal, property tax and HOA, and a predicted sale price with how sure we are — from what nearby auctions actually sold for, not the opening bid.
Fix & flip, rental, BRRRR and short-term rental worked out with renovation, financing and holding costs — and the most you can bid for each.
Where the court posts its appraisal as a handwritten form (Louisville), we read the land, improvement and total values off it — and only keep them when they add up.
The county's own records in plain words: the owner, where the tax bill goes (out of state usually means a tenant or a vacant house), homestead exemptions, the county's value, the building and past sales. Cook, Florida, Wisconsin, Detroit, Indianapolis, Memphis, Nashville, St. Louis, Kansas City, Omaha and 20 more counties.
Group the properties you're bidding on, set your max bids, compare them side by side and print the auction-day sheet. Share projects with your team.
Recent sale and rental comps, year built, prior sale, research links and every earlier auction of the same house.
Results come in on sale day: who bought it and for how much, so you learn what properties really go for.
States, counties, cities, status, equity, in-person or online, property type — combine any of them.
Colour shows the spread at a glance. Draw an area, filter by city or bidding type, and save searches for e-mail alerts.

Pricing
Choose counties, a whole state, or three states. A county's price follows how busy it is, and many counties in one state never cost more than the whole state.
Every state and county we track, with its price — tick what you bid in. Anywhere else, add it below as a request. No account needed to look.
Loading prices…
We'll build it: it goes on your list as a free request — no setup fee, and you pay its monthly price only once it's live.
Hard-to-collect data adds a little: +$3 for trustee sales read from published notices, +$6 for scanned clerk notices read with OCR (e.g. Texas).

Coverage
Refreshed daily — and on sale days, results the same day.
* From foreclosure law firms' own sale lists: those firms' sales across the state, not every sale yet.
Sources found and checked; these go live one by one over the coming months. Not live yet — add any of them to your list as a free request and you pay nothing until it is.
Your county not here? Request it — requests decide what we build first.
FAQ
Public county records: sheriff and commissioner sale lists, court dockets, trustee-sale notices and the auction platforms counties use. We check them every day and on sale days through the day for results.
From the county's or state's own parcel records, which are public: Cook County's assessor, Florida's and Wisconsin's statewide tax rolls, and the assessors of Detroit, Oakland, Indianapolis, Evansville, Memphis, Nashville, Clarksville, St. Louis, Kansas City, Omaha, Lincoln and more. Where a county does not publish them for free, the card is not shown rather than guessed.
From recent comparable sales nearby, with a low–high range, plus rent comps, property tax, HOA, year built and the last sale. Where the court publishes an appraisal, that is shown too. The spread is the estimate against the judgment or opening bid.
What the property will most likely go for at the auction: its value times what auctions in that county actually sell for (from the sold prices we record), never just the opening bid — a $27 "opening bid" is only the minimum. Each prediction says how sure it is (high, medium or low) and why.
Where a sale publishes one, yes. In Louisville the Master Commissioner posts a scanned, handwritten appraisal form for each sale: we read the land, improvement and total values off it, keep them only when they add up, and link the form either way. The appraisal is the house's own value until a comps estimate arrives.
Yes. Add teammates as seats on your plan ($10 a seat a month, $6 on a founding plan): they see your counties, and you share projects — who's visiting which house, notes, comments and max bids.
Yes. The API add-on ($49/month, 5,000 calls) gives keys for the counties on your plan; the Data API covers every county we track without a map subscription, in three tiers by calls a month: Starter $99 (2,000), Growth $299 (15,000) and Scale $699 (75,000). Past the allowance calls stop until the 1st; you are never charged overage. Listings come with values, appraisals, results and a updated_since filter for syncing.
Every county posts foreclosures its own way: sheriff pages, clerk notices, trustee PDFs, scanned notices, handwritten court forms. We read them all (OCR for scans; handwritten appraisals kept only when they add up) into one shape, repair dates, tidy addresses and fill in city and ZIP, place every property on the map, value it from recent comps, match it to the county's own parcel record (owner, owner-occupied or not, the county's value) and follow it through to the sold price, linking earlier auctions of the same house. A field we don't know is empty, never a guess, and a record we couldn't match says why.
It takes a first look at every scheduled sale — spread, comps, rent, red flags — and gives it a score and a one-line reason, so you know which ones to research first.
